Buying a home is the biggest investment most people will make in their lifetime.  That is why, a home inspection is a very important, if not the most important part of a purchasing a home.  A home inspection is a visual examination of all readily accessible areas of the structure, systems and components of a home from the foundation to the roof.  This includes, but is not limited to the items listed below:

A home inspection provides you with an independent, professional opinion of the condition of the home at the time of the inspection. The inspector will usually spend 2-3 hours (typically 1 hour for every 1,000 sqft) evaluating a home and may recommend further evaluation by a specialist if specific problems or symptoms are discovered.  It is encouraged that the clients attend the inspection to ask questions and learn all about the home.

Choosing the home inspector is especially important.  When choosing a Miami home inspector, there are several questions you must ask:

Does the company carry comprehensive Errors and Omissions (E&O) insurance?

E&O insurance will compensate you if the inspector misses something during the inspection.

How are the inspection reports delivered?

Inspection reports should be clear, concise, easy to read and available within 24 hours so that you have a firm understanding of the condition of the home before the expiration of the contingency period of your real estate contract.

What is the inspector’s background?

Inspectors should have attended in-depth training courses to learn how to perform home inspections and attend continuing education courses on a regular basis.

Does the inspector belong to industry organizations?

Various associations in the home inspection industry promote professionalism.  It is recommended that you choose an inspector who holds a membership in a national organization such as the American Society of Home Inspectors (ASHI) or state organization such as the Florida Association of Building Inspectors (FABI).

Will the inspector be available after the inspection?

Your inspector should be available to assist you even after the home inspection.  This enables you to ask questions that you may have not had during the inspection.

Is the fee too high?  Too low?

Although price is usually a consideration, it should not be the primary factor in determining which home inspection company to use.  The $25, $50, or even $100 to hire the “right” inspection company is minimal compared to the thousands it could cost you by hiring the “wrong” inspection company.

Does the company encourage you to attend the inspection?

Attending the inspection is a great opportunity for you to learn first-hand what is included in the inspection and all about the systems and components in the house you are purchasing.
